Variances can be agreed on but only by arrangement with the owner in writing. Deposit of between 10 % and 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions. Balance of the rental amount must be received in full 7 days prior to occupancy if booked directly with the owner. If booked through a 3rd party (e.g Stayz), the balance of the rental will be deducted in accordance with their payment system. If payment is not made, the booking may lapse. Cancellation
If a cancellation is initiated by the client, moneys paid are not refundable unless the house is able to be re-let for the same period. In the event of a refund, a $25 administrative fee will apply to cover charges already paid to our booking agent. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances. To maintain a good standard for our guests, we have to set out some basic conditions. We appreciate that most guests will respect our property but instances of occasional abuse have necessitated that we set the following conditions. Number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance. Parties and functions involving non-guests are prohibited. Functions involving large numbers or groups of non-guests violate the domestic nature of the property hire. Please respect this requirement. We do however have possible arrangements for catering for special events (e.g. birthdays, dinners) for house guests only. Prior organisation is necessary. Damage, breakages, theft and loss are the guests' responsibility during their stay. Arrival-
Check-in time is 2:00 PM. Early check-in is possible through prior arrangement. Departure-
Check-out time is 10:00 AM at the latest, to allow time to prepare the property for the next guests. Late checkouts can be made through prior arrangement if there are no back-to-back bookings. Noise and behaviour that disturbs neighbours is discouraged and any infringements may result in early termination of the stay. The house will not be serviced during your stay unless specifically requested. If cleaning is required, charges will apply. In stays of 5 to 7 days, fresh towels may be obtained by contacting the Property Manager. Pets are allowed through prior arrangement with the property manager. Guests are responsible for cleaning up after their pets and for any damage caused by the pet during the stay. Loss - the owners take no responsibility for loss of personal property If you require any variations to these conditions you should make prior arrangements with the owner by email.
